While the median home prices have increased dramatically, wages have remained fairly constant. On average, the cost of a median priced home compared to median income is 479%. Our investment team has recognized the need for affordable housing and is targeting investors to help make that happen.  
WHY BUILD A Single Family Home? There are many benefits to building a pre-construction single family home (SFR). Appreciation, Cash-flow, and an opportunity to build in the Go Zone ( tax advantage). These reasons are why a pre-construction SFR is a sound investment. The home comes with a minimum of $35,000 in equity at close. The SFR investment is an excellent investment because of the strong need for affordable homes in our area. There is a high demand for affordable housing and our rental market is very strong. You will have the opportunity to capitalize on your investment through various exit strategies. You can rent the home out creating cash-flow, or sell the home upon completion and cash out on your equity. In working with our team, you will experience the ease of real estate investing, without even visiting Florida if you choose not to. We take care of everything for you, making this investment sound and worry free. The Investment Process
Step 1- Loan Qualification Our Mortgage Company will contact you for pre-qualification. They will need to obtain basic information from you including your income and asset information as well as your current FICO score. Step 2- Home and Lot Package Once you are qualified, we will supply you with a home site (lot) in the area of your choice. We will choose the lot in a high growth area and will handle all the steps in securing the lot. At this point you will choose your home package from the various packages we have available. We will supply you with the different home packages and pricing. Once the home package is chosen, we will fax you the builder’s contract. We ask that you then sign the contract and fax it back to us immediately with a copy of the deposit check for the Builder! Step 3- Execution of Contracts and Mortgage Documents Once the home and lot are chosen, we will forward the contracts to the builder. We will then forward the contracts to the title company and The Lending Pros. At that point, The Lending Pros. Corp. will prepare the financing documents and will overnight them to you for signatures. These documents must be signed and immediately sent back to The Lending Pros. Corp. in the express envelope provided to you. You must also send a check in the amount of $400 for the application (appraisal), $5000 deposit for the builder. Once we receive the package back, we will begin the loan process. Once we have issued an official end loan approval the builder will begin the constructing process (usually 6-9 months) Step 4- End Loan Upon getting near completion of the construction process The Lending Pros. Corp. will start working on clearing all lending conditions and preparing for the closing. Step 5- Closing Time! When the lender gives us the okay to close, the title company will prepare the closing documents for you and will overnight them to you. You will then receive the package, and will have it signed in front of a notary, and will then overnight it back to the title company. These documents are time sensitive and must be sent back within 24 hours of receiving the documents. At closing you can roll in the closing cost and even get cash back at closing, since all of our homes will come with 15-20% equity allready built in there you can use that equity to pay your closing costs and even get cash back to use for other projects! Step 6- Exit At this time, we will execute an exit strategy. If you choose to stay on board with us, we can have the house rented out for you( we charge the first months rent). If you decide to rent the house out, this will be a fully managed investment, so you will not have to do any work, nor will you have to come to Florida if you chose not to do so. We take care of your investment and property for as long as you hire our services. TOTAL PACKAGE The SFR package is $186,000. This includes all lot clearing, fill, permit and impact fees, stainless steel appliances, washer and dryer, 18" x 18" tile throughout and upgraded carpet in the bedrooms, cable and phone jacks throughout the house, lighted fans in every room, auto garage door opener and an automatic sprinkler. This price also includes closing costs. The requirements are $5000 deposit on the Builder and $400 application fee (appraisal). The total out of pocket expense should be around $5400. We have 100% financing!!! And you can also get your equity out at closing rather then when you sell.
EXIT STRATEGY- RENT The current rental market is very strong for our area. If you choose to rent your home, our services will find a renter for your home before the home is complete. The current rents on these single family homes is $1200 to $1600 per month. This creates cash-flow, with built in appreciation and a tax advantage! Our property management services offer a worry free investment and will take care of you and your home.
Check out the Go Zone! The IRS has just made Lee, Collier and Charlotte County part of the Hurricane Wilma Go Zone! This is the perfect time to purchase pre-construction homes in this area for rent, or to purchase a spec home for rent. We currently have spec homes completed or nearing completion for purchase. Take advantage of the tax break and get cash-flow! The Go Zone ( Gulf Opportunity Zone) is targeted to new construction properties that is rented or leased after August 28, 2005. These properties should be allowed 50% depreciation. The government wants investors to step in and help revitalize areas that have been hit by hurricanes which has created a large demand for affordable housing. In doing so, the government is giving substantial tax breaks to investors who purchase new homes for rent.
