                             The Process

Step 1- Loan Qualification

Our Mortgage Company will contact you for pre-qualification. They will need to obtain basic information from you including your income and asset information as well as your current FICO score.

Step 2- Home and Lot Package

Once you are qualified, we will supply you with a home site (lot) in the area of your choice. We will choose the lot in a high growth area and will handle all the steps in securing the lot. At this point you will choose your home package from the various packages we have available. We will supply you with the different home packages and pricing. Once the home package is chosen, we will fax you the builder’s contract. We ask that you then sign the contract and fax it back to us immediately with a copy of the deposit check for the Builder!

Step 3- Execution of Contracts and Mortgage Documents

Once the home and lot are chosen, we will forward the contracts to the builder. We will then forward the contracts to the title company and the Mortgage Company. At that point, the Mortgage Company will prepare the financing documents and will overnight them to you for signatures. These documents must be signed and immediately sent back to the Mortgage Company in the express envelope provided to you. You must also send a check in the amount of $400 for the application (appraisal), $1000 deposit for the builder. Once we receive the package back, we will begin the loan process. Once we have issued an official end loan approval the builder will begin the constructing process (usually 6-9 months)

Step 4- End Loan

Upon getting near completion of the construction process the Mortgage Company will start working on clearing all lending conditions and preparing for the closing.

 Step 5- Closing Time!

When the lender gives us the okay to close, the title company will prepare the closing documents for you and will overnight them to you. You will then receive the package, and will have it signed in front of a notary, and will then overnight it back to the title company. These documents are time sensitive and must be sent back within 24 hours of receiving the documents.

At closing you can roll in the closing cost and even get cash back at closing, since all of our homes will come with 15-20% equity allready built in there you can use that equity to pay your closing costs and even get cash back to use for other projects!

If you have ever done a pre-construction property before, then you should know that by only having to finance the property at the end you will save about $20,000 of closing costs and interest that is usually included in the construction loan.

TOTAL PACKAGE

The SFR package is $186,000. This includes all lot clearing, fill, permit and impact fees, stainless steel appliances, washer and dryer, 18" x 18" tile throughout and upgraded carpet in the bedrooms, cable and phone jacks throughout the house, lighted fans in every room, auto garage door opener and an automatic sprinkler. This price also includes closing costs. The requirements are $1000 deposit on the Builder and $400 application fee (appraisal). The total out of pocket expense should be around $1400. We have 100% financing!!! And you can also get your equity out at closing rather then when you sell.
